Approx 4000 lbs dry weight, possibly a few hundred more after the remodel.
20 ft length
With tongue and hitch and spare on the back its about 24 ft.
Fridge works and is cold.
Propane Stove and oven works.
Water heater works.
4 brand new tires and new spare.
For the built-in propane heater i can get the pilot light lit, but can't get it to stay lit. Needs a new thermocouple ($15). Just don't have the time to install it, and I have kept it warm with a small space heater, which works great.
It has mostly been kept under cover and only used as a guest house twice in the last 2-3 years.
A couple months ago, i had it inspected for leaks at an RV shop. They only found 3 "screw sized" holes where the awning used to be attached, and they sealed them.
Reason for selling: I bought this beautiful girl only 6 months ago to rent out as an airbnb on our property, but things changed and now we are looking for a new home, And im not sure i can take her with us.
For the right person, she would make a perfect airbnb or guest house.
$11k is a firm price, i don't really want to negotiate.
